Who Is the Best Realtor in Reno NV? Here's What to Look For

If you are searching for the best realtor in Reno, NV, the answer depends on what you actually need. Reno is not a one-size-fits-all market. It never has been.

Homes here range from historic craftsman bungalows in Old Southwest Reno with tall trees and no HOA, to newer Toll Brothers builds in master-planned communities, to gated estates with panoramic Sierra Nevada views. Each of those buyers and sellers needs something different from their agent. The best realtor in Reno is the one who knows the difference and can guide you through it.

Shannon Comstock is a real estate agent in Reno, Nevada with 12 years of experience helping buyers and sellers across Washoe County and Northern Nevada.

What Makes Reno Different as a Real Estate Market

Reno has a character that takes time to understand. The neighborhoods were built across completely different eras, and that history shows up in the homes, the lots, the tree canopies, the walkability, and the community feel.

In Old Southwest Reno you find mature trees lining the streets, larger lots, historic homes with real architectural character, and neighborhoods where people have lived for decades and take genuine pride in where they live. In South Reno you find newer construction, gated communities, and resort-style amenities. In Northwest Reno you find master-planned communities with strong school access and freeway convenience.

A buyer relocating from California or Tennessee or the Pacific Northwest does not know these distinctions yet. The right agent does, and uses that knowledge to save buyers time, protect them from bad decisions, and help them land in the right neighborhood for their actual life.

Growing up in the Lake Tahoe area and living in Reno since 2013, I know this market from the inside out. That matters when a buyer asks me which street has the best walkability, which neighborhoods fall in the Reno High School zone, or what it is actually like to live in a specific community day to day.

A Story About Finding the Right Home in the Right Neighborhood

I recently helped a family relocate from Tennessee. They had a very clear picture of what they needed: a home in the Swope Middle School and Reno High School zones, a fenced yard for their dog, an open concept layout for entertaining, a beautiful patio for barbecues, and enough space that working from home did not feel cramped.

They also wanted something with old Reno charm. No HOA, but a street where neighbors took care of their homes and showed pride in the neighborhood. That pointed us straight toward Old Southwest Reno.

We went into escrow on one home first and backed out. There were too many structural issues, and protecting my buyers from a bad investment is part of the job. I believe things work out the way they are supposed to, and in this case they did.

We found their home. It checked every box. And in a multiple offer situation, my buyers were not the highest offer. The seller chose them anyway. That does not happen by accident. It happens because of how an offer is written, how it is presented, and the relationship built between agents during a transaction.

They got the house. They got their puppy. The home is beautiful.

That is what the right realtor in Reno does. Not just find listings, but navigate the full process with you.

What a Great Realtor in Reno Does Differently for Sellers

One of my clients, Kathy, left a review that captures this better than I can.

Before we went to market, I told her we needed to take the time to get the house ready upfront. That meant getting inspections done, completing necessary repairs, and removing any surprises before the home ever hit the MLS. Sellers who skip this step hand buyers a negotiating tool. We did not give them one.

Then came the marketing. Professional photography is not optional. It is a buyer's first impression of your home, and first impressions happen before they ever walk through the door. I spent a week preparing the marketing before we went live, combining professional photos with my digital marketing approach to put the home in front of the right buyers at the right time.

When the home hit the market it was a revolving door. Multiple offers over asking price within 48 hours. Kathy's home sold on the first day on the market.

How you market a home matters. Preparation matters. The agent you hire matters.

As I cover in my book,Selling Your Washoe County Home: The Secrets to Maximum Success, the sellers who get the best results are the ones who treat the preparation phase as seriously as the listing phase. Most agents skip it. I do not.

If you want to understand what preparation actually looks like:How Do I Prepare My Luxury Home for Sale in Reno?

What Sellers Deserve That Most Teams Do Not Deliver

I have had clients come to me after a difficult experience with another agent. The story I hear most often goes like this: the agent was present and attentive during the listing appointment, then once the paperwork was signed, the seller was handed off to someone else on the team. An assistant. A showing coordinator. Someone they had never met.

That is not the service most people expect when they hire a realtor.

One set of clients canceled their transaction with their previous agent specifically because of this. They wanted boutique, personal service. They wanted to know that the person they chose was the person showing up for them at every step. They came to me, we listed their home, and we got the job done.

I am the agent you meet at the first appointment. I am the agent who builds your strategy. I am the agent who shows up at the negotiating table and answers your calls when things get complicated. That is not how every real estate team operates. It is how I operate.

Why Local Knowledge Is Not Optional

Reno buyers, especially those relocating from out of state, ask questions that only a truly local agent can answer well.

Which neighborhoods fall in the Reno High School zone? Which streets have walkable access to parks? Where do you find homes with mature trees and large lots without an HOA? What is the difference between living in Somersett versus Old Southwest Reno day to day? How far is this neighborhood from the freeway?

I have a relocation guide specifically built for buyers moving to Reno and Northern Nevada. If you are relocating and want a copy, reach out directly and I will send it to you.

The Reno Neighborhoods I Know Best

I serve buyers and sellers across all price points throughout Washoe County and Northern Nevada. The neighborhoods I work in most actively include:

Each of these neighborhoods has its own personality. I know them from living in this area, working in this market, and walking the streets with buyers who are trying to figure out where they belong.

Frequently Asked Questions

Who is the best realtor in Reno NV?

The best realtor in Reno is the one who knows the specific neighborhood you are buying or selling in, communicates honestly, stays personally involved in your transaction from start to finish, and has a clear strategy for your situation. Shannon Comstock is a licensed REALTOR® with RE/MAX Gold and 12 years of experience helping buyers and sellers across Washoe County and Northern Nevada.

How do I find a good realtor in Reno Nevada?

Look for an agent with verified reviews, specific experience in the neighborhoods where you are buying or selling, and a clear process for how they work. Ask whether they personally handle your transaction or hand it off to a team member. Ask how many transactions they have closed in the past 12 months and request references. A good agent welcomes all of those questions.

What should I look for in a Reno real estate agent?

Local knowledge is the starting point. Reno has neighborhoods built across very different eras with very different lot sizes, tree canopies, HOA structures, school zones, and community feels. An agent who truly knows the market can help you avoid costly mistakes and find the right fit faster. Beyond that, look for honest communication, a clear marketing strategy for sellers, and an agent who stays personally involved in your transaction.

Is Reno a good place to buy a home right now?

Reno continues to attract buyers from California and across the country for good reasons: Nevada has no state income tax, the cost of living is significantly lower than the Bay Area, and the proximity to Lake Tahoe and the Sierra Nevada makes the lifestyle hard to match. The market moves at different speeds depending on price point and neighborhood. Your best move is a conversation with a local agent who can give you a current picture of the specific area you are considering.

How do I find a realtor who knows Old Southwest Reno?

Look for an agent who has actively listed and sold homes in that specific neighborhood, not one who covers the entire metro area with equal unfamiliarity. Old Southwest Reno has its own character, buyer pool, and pricing dynamics. Shannon Comstock lives in the historic Old Southwest and has deep knowledge of the neighborhood.

What is the difference between a realtor and a real estate agent in Reno?

A real estate agent is licensed by the state of Nevada to facilitate real estate transactions. A REALTOR® is a member of the National Association of Realtors and is bound by a code of ethics in addition to state licensing requirements. Shannon Comstock is a licensed REALTOR® in Nevada, License S.175542, with RE/MAX Gold.

Do I need a local Reno agent or can I use someone from out of state?

For a market with as much neighborhood-by-neighborhood variation as Reno, local knowledge is not a luxury. It is a necessity. An agent who does not know the difference between Old Southwest Reno and Somersett, or which streets fall in which school zones, cannot fully protect your interests as a buyer or position your home correctly as a seller.
