Living in Somersett Reno Nevada: What It's Really Like

If you are looking for a neighborhood in Reno that genuinely has it all, Somersett deserves a serious look.

I have been showing homes in Somersett for years, and the first place I always take buyers is the clubhouse. Once they walk through those doors and see what this community has built, the conversation changes.

Shannon Comstock is a real estate agent in Reno, Nevada specializing in luxury homes and neighborhoods across Washoe County and Northern Nevada.

The Amenities at Somersett Are in a Class of Their Own

In my opinion, Somersett has some of the best community amenities in all of Reno.

The Club at Somersett includes a beautiful, well-maintained pool complex with a dedicated lap pool for adults and a full separate section designed for kids. There is a kids club, an indoor basketball court, and a fully equipped indoor weight room and gym.

Somersett also has its own private golf course and a separate golf clubhouse. For buyers who golf, having a private course within the community is a significant draw.

I always walk buyers through the clubhouse first. The facility is consistently well kept, and it tends to close the deal for families who want community living with real substance behind it.

The Town Center adds another layer. There is a market and restaurants right within the neighborhood, which means you are not always jumping in the car for everyday needs.

What the Homes in Somersett Actually Look Like

Somersett is large enough that it encompasses a real range of home styles, ages, and price points.

There are older sections and brand new construction sitting side by side. Some homes are more modest while others sit right on the cliffs with spectacular mountain views and significantly more square footage. The contrast can surprise buyers who expect a master-planned community to feel uniform throughout.

There are also townhomes in a gated section near the clubhouse, which work well for buyers who want lower-maintenance living within the larger Somersett community.

And then there are the views. If mountain views matter to you, Somersett delivers some of the most breathtaking scenery in Reno. The cliff-top homes look out over the surrounding ridgelines in a way that is hard to describe until you see it in person.

The I-80 Advantage

One of Somersett's most practical strengths is its location relative to Interstate 80.

For buyers who need to commute to California or who want regular access to the Sierra Nevada, this matters more than most people realize before they move here. You can get on the freeway quickly and head toward Truckee or continue on to the Bay Area without dealing with the traffic that affects other parts of Reno.

Tahoe City is about 45 minutes away, and the west shore of Lake Tahoe is closer from Somersett than from most Reno neighborhoods. The ski resorts at Northstar, Palisades Tahoe, and Alpine Meadows are all within easy reach.

Verdi, a quiet community just west of Reno on the Nevada-California border, is also close by.

For anyone relocating from California who still needs to travel back regularly, Somersett's freeway access is one of the first things worth noting during a home search.

Outdoor Recreation Right at Your Door

Somersett puts you close to a remarkable range of outdoor experiences.

One thing buyers ask me about regularly is walking trails, and Somersett delivers. There are extensive trails winding throughout the neighborhood, and some of them run right alongside the golf course. It is one of those daily living details that sounds small until you are actually out there on a morning walk with that kind of scenery around you.

Boca Reservoir and Stampede Reservoir are just minutes away and are excellent spots for boating, fishing, and camping during the warmer months. These are local favorites that many out-of-state buyers do not discover until after they move here.

Combined with ski access to the west and Lake Tahoe beyond that, Somersett sits in one of the most recreation-rich locations in all of Northern Nevada. If getting outside is part of your daily life, this neighborhood makes it very easy.

Del Webb at Somersett

One section of Somersett is a Del Webb community, a nationally recognized 55-plus active adult development.

Del Webb residents have their own separate clubhouse and amenities, distinct from the main Somersett facilities. The two communities exist side by side but operate independently of each other.

If you are 55 or older and want the combination of an active adult community with proximity to everything Somersett offers, Del Webb at Somersett is worth a specific conversation.

A Few Things to Know Before You Move In

Somersett has roundabouts. A lot of them.

If you have never driven through the neighborhood, that is one of the first things you will notice. Most residents get used to them quickly, but it is worth knowing upfront.

The community is also large. Somersett is not a small, tight-knit neighborhood. It is a master-planned development with multiple sub-communities, a range of price points, and a scale that takes some time to get familiar with. That breadth is part of what makes it attractive to so many buyers, but it is different from the feel of a smaller, more intimate neighborhood.

What Homes Cost in Somersett Right Now

Based on current MLS data as of April 2026, active listings in Somersett range from the mid $500,000s to $3.6 million. The median active price is approximately $1.198 million. Homes average around 2,874 square feet at approximately $407 per square foot. Recent closed sales have averaged around $988,000.

The range reflects the diversity of the community. Entry-level townhomes and smaller homes sit at the lower end. Cliff-top luxury estates with panoramic mountain views sit at the higher end.

Who Somersett Is a Great Fit For

Somersett works well for a wide range of buyers, which is part of why it is one of the most consistently active neighborhoods in Reno.

It is a particularly strong fit for families who want top-tier community amenities. It works well for buyers relocating from California who value freeway access and Sierra Nevada proximity. Outdoor enthusiasts who want quick access to skiing, lakes, and mountain recreation find it hard to beat. And 55-plus buyers interested in an active adult community have the Del Webb option built right in.

Who Somersett Is NOT a Great Fit For

Somersett is not the right choice for every buyer, and I would rather be upfront about that than waste your time.

If you prefer a smaller, more intimate neighborhood where you know most of your neighbors by name, Somersett's scale may feel impersonal.

If roundabouts genuinely frustrate you, daily life here will test your patience. There are a lot of them.

If you want to be in South or Southwest Reno, closer to the airport, downtown, or the southern luxury corridors like ArrowCreek and Montreux, Somersett's Northwest Reno location adds commute time in those directions.

And if a fully gated community throughout is a non-negotiable, Somersett is only partially gated. Most of the neighborhood is open access.

As I cover in my book,Selling Your Washoe County Home: The Secrets to Maximum Success, understanding what a neighborhood feels like on a daily basis, not just on paper, is one of the most important parts of making the right move.
